PT Golden Tree Capital is an elite real estate development company dedicated to creating collectible architectural masterpieces and luxury residential projects in Bali. We manage the entire lifecycle of our assets—from land acquisition, world-class architecture, and high-end construction to luxury property management. We are seeking a visionary and highly disciplined **Head of Construction** with a proven European track record in premium or luxury residential construction. The ideal candidate will bridge the gap between uncompromising architectural design and flawless technical execution, establishing a Zero-Defect culture on our sites. ### Key Responsibilities #### 1. Site Leadership & Project Delivery * **Complete Ownership:** Oversee the full construction cycle of premium villas and club houses from groundbreaking to final key handover. * **Contractor Management:** Source, vet, onboard, and manage premium contractors, MEP specialists, and interior fit-out teams. * **Timeline Enforcement:** Manage master project schedules (MS Project/Primavera), ensuring milestones are met within a strict maximum 4-week buffer. Implement 2-week sprint planning for upcoming developments. #### 2. Quality Control & Technical Excellence (Luxury Fit-Out) * **Zero-Defect Standards:** Establish and implement a rigid Quality Control (QC) system specialized in high-end European-standard interior finishing and complex structural engineering. * **Method Statements:** Develop technical execution maps (technological cards) for finishing works utilizing premium local and imported materials. * **BOQ & Design Validation:** Audit Bill of Quantities (BOQ), review technical drawings, and ensure architectural/interior concepts are executed flawlessly on-site. #### 3. Team Management & Digital Transformation * **CDE Integration:** Migrate and standardize all site reporting, data exchange, and documentation into a Common Data Environment (CDE) / BIM workflow. * **Team Elevation:** Manage, mentor, and structurally optimize the site supervisor team. Introduce a strong motivation system and foster high accountability.
