Bali Collection, yang dikelola oleh PT Jakarta Setiabudi Internasional Tbk (JSI), sedang melakukan perombakan besar-besaran untuk mengubah area perbelanjaan konvensional menjadi destinasi gaya hidup dan pariwisata yang terkurasi di Nusa Dua, Bali. Sebagai Leasing Executive, Anda akan berperan penting dalam membangun tenant mix yang tepat dengan menarik berbagai brand lokal, nasional, maupun internasional di sektor gaya hidup, F&B, wellness, dan fashion. Tugas Anda mencakup pencarian tenant potensial, negosiasi sewa, serta mengelola proses leasing dari tahap awal hingga penandatanganan perjanjian, sambil terus memantau tren pasar dan profil pengunjung untuk mengoptimalkan kinerja okupansi.
Tanggung jawab: Develop and execute tenancy mix and zoning strategies aligned with Bali Collection's revamp direction; Source and build a strong pipeline of potential local, national, and international tenants; Proactively approach brands through networking, market visits, agents, referrals, and industry events; Prepare leasing proposals, conduct site tours and presentations, and manage the leasing process from enquiry to signed agreement; Negotiate rental rates, lease terms, service charges, incentives, and revenue-sharing schemes; Develop opportunities for pop-up stores, brand activations, exhibitions, and casual leasing to optimize vacant spaces; Monitor market trends, visitor profiles, competitor destinations, and emerging lifestyle brands.
