Kami mencari Site Acquisition Executive yang dinamis untuk mendukung ekspansi bisnis perusahaan dalam mencari dan mengevaluasi lokasi potensial untuk toko-toko baru. Peran ini bertanggung jawab penuh mulai dari survei lapangan, riset pasar, analisis demografi dan lalu lintas lokasi, hingga melakukan negosiasi komersial dengan pemilik properti atau pengelola mal. Anda juga akan berkoordinasi erat dengan berbagai departemen internal seperti Business Development, Legal, dan Finance guna memastikan setiap proyek pengembangan situs baru berjalan lancar sesuai strategi perusahaan.
Tanggung jawab: Identify and source potential locations for new stores based on business expansion requirements; Conduct site surveys, market research, and location assessments to evaluate potential sites; Analyze location traffic, demographics, surrounding businesses, competitors, accessibility, and market potential; Evaluate site feasibility based on location, rental cost, store size, visibility, foot traffic, and business potential; Identify and approach landlords, property owners, mall management, and other relevant stakeholders; Build and maintain strong relationships with landlords, property agents, mall management, and business partners; Conduct negotiations on rental rates, lease terms, commercial conditions, and other agreements to support company requirements; Prepare site proposals, feasibility studies, comparison analyses, and recommendations for management review; Coordinate with Business Development, Retail Operations, Finance, Legal, Store Design, and other internal teams throughout the site acquisition process; Monitor the progress of site acquisition from initial identification through negotiation and approval; Maintain and update a database of potential locations, landlords, and property opportunities; Prepare regular site acquisition reports and progress updates for management; Support the company’s store expansion and new site development initiatives; Conduct business trips and site visits as required; Qualifications.
Kualifikasi: Bachelor's Degree in Business, Management, Marketing, Economics, Real Estate, Property Management, or related fields; Minimum 2–3 years of experience in Site Acquisition, Property Acquisition, Expansion, Business Development, Leasing, or a related field; Experience in retail, smartphone, consumer electronics, FMCG, or other multi-outlet businesses is preferred; Strong knowledge of site selection, location analysis, property leasing, and commercial negotiations; Proven ability to conduct site surveys, feasibility studies, and location assessments; Strong negotiation, communication, networking, analytical, and interpersonal skills; Able to build and maintain relationships with landlords, mall management, property owners, and agents; Able to prepare business proposals, site comparison reports, and feasibility analyses; Strong problem-solving skills and ability to make recommendations based on data and business considerations; Proficient in Microsoft Office, especially Excel and PowerPoint; Good command of English; Mandarin proficiency is a plus; Willing to travel frequently for site surveys, property visits, and business meetings; Able to work independently as well as collaboratively with cross-functional teams; Available to join as soon as possible (ASAP).
