Sutala Market is a commercial development project seeking a strategic leader to drive its leasing operations. The role involves overseeing the entire commercial leasing strategy, from initial tenant acquisition to final agreement signing, ensuring the project meets its occupancy and revenue goals. The Sales Director will personally lead negotiations with key F&B, retail, and lifestyle operators, while managing a team to execute pipeline reviews and performance monitoring. This position requires a professional who can build strong relationships with national and local brands, manage external agent networks, and collaborate closely with internal departments like Legal and Operations to ensure a seamless tenant handover process.
Tanggung jawab: Lead the overall leasing strategy and achieve agreed occupancy and revenue targets; Lead and develop the leasing team, including setting targets, monitoring performance, conducting regular pipeline reviews, and improving closing capabilities; Manage the existing leasing pipeline from initial enquiry through negotiation, agreement signing, and tenant handover; Personally lead negotiations with key tenants, including anchor F&B, restaurant, retail, and lifestyle operators; Develop and manage commercial proposals and lease structures in line with company-approved guidelines; Build and maintain a strong pipeline of prospective tenants across Bali, Jakarta, and other key markets; Identify and approach suitable F&B, hospitality, retail, lifestyle, and other commercial operators; Develop and maintain relationships with local and national brands, independent operators, and commercial agents; Manage and expand the external leasing agent network and ensure effective lead generation; Establish and maintain an effective CRM and reporting system for leasing activities; Monitor key leasing KPIs, including pipeline value, conversion, signed area, occupancy, and deal progress; Work closely with Legal, Fit-Out, Operations, and other internal teams to ensure a smooth transition from signed agreement to tenant opening; Ensure prospective tenants meet the project's commercial and tenant-mix requirements; Contribute to tenant mix planning and ensure the overall mix supports the positioning and long-term success of Sutala Market; Represent Sutala Market in meetings, site visits, business development activities, and relevant industry events.
