Posisi Project Manager - Venue Development bertanggung jawab memimpin proyek pembangunan venue dari tahap perencanaan awal, koordinasi desain, hingga konstruksi dan serah terima ke tim operasional. Manajer proyek akan mengelola jadwal, anggaran (RAB), pengadaan, serta memastikan kepatuhan terhadap standar keselamatan dan kualitas. Peran ini melibatkan koordinasi intensif dengan arsitek, desainer interior, kontraktor, dan vendor. Manajer juga bertugas melakukan negosiasi komersial, memantau kemajuan proyek, serta mengidentifikasi risiko untuk memastikan proyek selesai tepat waktu dan sesuai dengan standar yang ditetapkan.
Tanggung jawab: Lead venue projects end-to-end, from initial planning and design coordination through construction up until handover to the Operations team.; Develop and manage project schedules, milestones, budgets (RAB), procurement plans, and cost controls.; Work with the Site Supervisors to coordinate with architects, interior designers, engineers, and consultants to ensure drawings, specifications, and design changes meet project requirements.; Manage contractor and vendor selection, negotiations, contracts, deliverables, and performance.; Work with the Site Supervisors and project team, ensuring daily site activities align with the approved schedule, specifications, and quality standards.; Monitor project progress, costs, risks, and quality; identify potential delays or budget overruns early and implement corrective actions.; Manage scope changes, ensuring their impact on cost and timeline is assessed and approved before execution.; Ensure compliance with applicable permits, building requirements, and health and safety standards.; Lead vendor negotiations and material procurement to secure competitive pricing, favourable commercial terms, and reliable delivery timelines.; Evaluate and compare material options, supplier quotations, and alternative specifications to achieve the best value for money without compromising design intent, quality, durability, or operational requirements.; Conduct cost comparisons and value engineering, recommending cost-effective alternatives and negotiating pricing, discounts, payment terms, and warranties where appropriate.; Ensure material selections, samples, specifications, and substitutions are reviewed and approved by the relevant stakeholders before procurement.; Ensure the venue is completed safely, defects are properly addressed, and handover requirements are met before operations begin..
